Terms & Conditions
 

Booking forms must be completed and received by us, in order to reserve your required dates. Dates are not guaranteed until the deposit has reached us. In addition bookings may be released if the full balance is not received on the due date.
Bookings are normally Saturday to Saturday only during peak or high season unless otherwise specifically agreed.
A non-refundable deposit of 20% of the rental price is required with your booking. If a cancellation is made less than 8 weeks prior to your holiday, the full amount is due. We strongly advise you to take full travel, personal and/or cancellation insurance out when you arrange the holiday through a reputable source – we do not provide it.
This property is also our home and we would ask that it be treated as such. Excess noise around the pool area after 8pm cannot be accommodated. Tenants are fully responsible for any damage and/or losses to property and belongings and must undertake to inform us of any damage to the accommodation or its contents during their occupation and to pay for any damages or missing items, excessive or unusual services consumed. Tenants are required to leave the holiday house as they found it on arrival (fully cleaned with addition of beds stripped). Failure to do so means that we reserve the right to deduct a cleaning charge based on an hourly rate of £15 per hour from the security deposit. Clients are fully responsible for the disposal of rubbish, including bottles (there is a bin at the end of the drive! and bottle bank in the village) Any sacks left for disposal by us, will incur a charge of £5 per sack.
The security deposit, which is £250 - payable on arrival, will be refunded in full 2 days after your departure assuming there are no damages. Your deposit may be delayed if there is any damage to be rectified.
There is NO phone in the property. It is recommended that you bring your mobile telephone. Internet access through wifi can be arranged if required at no extra charge.
Prices include: Gas, electricity and water. Heating of the house and pool is not included and during the summer should not be required however there will be a charge if you require this.
Linen and towels are included in the price. Please note that towels supplied are not beach or pool towels. Any damage to linen caused through misuse or staining by cosmetic products will have to be paid for and this will be deducted from the security deposit. Linen is not generally changed during the duration of a one week holiday, on a 2 week stay a linen change occurs in the middle of your stay.
The accommodation, services and facilities of the property are solely for the use of those named on the booking form or as otherwise agreed in writing. No sub-letting or assignment arrangements are permitted. The maximum sleeping capacity indicated in the property description, including infants, must not be exceeded under any circumstances. If the party using the house, facilities, including pool and grounds, is found to exceed the maximum capacity, the right is reserved to ask members of the party to vacate the property. Pitching of tents and parking of caravans is not allowed. We reserve the right to take any action deemed necessary if any part of the property, its pool or grounds is deemed to be abused or misused, your holiday here will be terminated without any refund whatsoever.
The swimming pool may not be available during low or mid season. We do live on site therefore the pool, when operational, may be shared.
No responsibility can be taken by us, for anyone in or around, or playing in or near pools, lakes, rivers, woods, fields or livestock.
Tenants are welcome to wonder around the estate however there are electric fences for the horses around some of the fields and these should be assumed to be on and live; horses in fields should not be disturbed and NO titbits fed to them – anyone interested in horses who would like to meet any of them should speak to us, we will be pleased to escort you.
Any complaints, either on arrival or after occupation has commenced, should be brought to the attention of the owners IMMEDIATELY so that remedial action, where necessary, can be taken without delay. Failure to make contact and allow adequate time for remedial action could reduce or remove your rights to compensation. For our part, we will do everything possible to deal with any difficulties both quickly and effectively so as to minimise any adverse effect on your holiday.
An inventory will require to be signed off by you at the start of your holiday and for all items to still be in the property without damage upon your departure.
We as owners, or our representatives, retain the right to enter the property at any reasonable time to deal with any complaints and to carry out any repairs deemed necessary to the property or equipment. Sizes of the property and the pool etc quoted are approximate. The pool and grounds will be maintained during your stay and under no circumstances must tenants touch or interfere with equipment or materials.
The property is a country property and tenants should be aware of local flora and fauna. In rural France the presence of animals, birds and insects in surrounding countryside and, on occasion living in inaccessible places such as eaves and attics, is inevitable. Visitors are warned that to some extent this is normal and we cannot take action to eradicate such pests unless deemed to be a serious nuisance.
We, cannot be held responsible for loss of services or damage to the house or equipment due to acts of nature.
The property is available from 4pm onwards on arrival day and tenants MUST vacate by 10am on the day of departure unless otherwise specifically arranged.
Payment of deposit for Roujol signifies your acceptance of these Terms & Conditions.
